HVAC Optimization
Setting a new standard in heating, ventilation and air conditioning maintenance
Southern California Edison’s (SCE) HVAC Optimization program is a winning combination of an enhanced planned HVAC maintenance plan and financial incentives. This enhanced maintenance plan is based on extensive HVAC research and leads to better energy efficiency, while SCE’s program incentives help offset the incremental cost of the planned maintenance.
How Your Business Can Benefit
The higher-level maintenance plan sets a new industry standard and is specifically designed to:
- Lower your business’ energy bills
- Increase system reliability
- Improve indoor air quality and thermal comfort
- Lower repair costs and fewer unplanned service calls
- Reduce capital costs by achieving longer equipment life
- Reduce carbon footprint
Eligible customers* signing a 3-year HVAC Optimization maintenance agreement receive:
- A cash incentive to help offset the cost difference between a typical maintenance agreement and your customized HVAC Optimization maintenance agreement
- Low or no cost baseline level repairs (if needed)
- Comprehensive maintenance plan — ongoing, conveniently scheduled maintenance
- Preventative approach to reduce or eliminate any unexpected downtime
- Lower total cost of ownership, fewer occupant complaints, and fewer unexpected expenses for HVAC service
- Timely information about future energy efficiency incentives
- Better information for making important HVAC decisions
How It Works
It all starts with an inspection of your eligible, roof-top HVAC units by a trained HVAC contractor participating in SCE’s HVAC Optimization Program. Noting the tonnage, age, and other system components, the contractor will develop a customized, 3-year maintenance plan that considers:
- Performance objectives — the contractor will help you in identifying performance objectives based on thermal comfort, indoor air quality, and energy efficiency measures specific to your type of business
- Condition indicators — your business might have some unique conditions such as the presence of mold, rubber tire dust from freeways, and corrosion from moist sea air. The contractor will provide support in identifying the condition indicators and incorporate these factors into the maintenance plan to ensure that it meets your needs
- Planned maintenance — your customized maintenance plan, based on the ASHRAE/ACCA Standard 180, a universal standard created by a joint team of 2 independent industry associations, includes specific tasks and frequencies to execute the planned maintenance
Financial Incentive
SCE’s program incentive is provided to offset the incremental cost difference between a standard maintenance program and the new, 3-year HVAC Optimization maintenance agreement. The contractor will calculate the incentive amount for you based on several factors from the inspection and the number of identifiable eligible units at your business. Once the new agreement is signed, a check for 20% of the calculated incentive will be processed and sent to you by SCE. The remainder incentive will be paid according to the following schedule:
| At Signing | 20% |
| End of Year 1 | 25% |
| End of Year 2 | 35% |
| End of Year 3 | 20% |
| Total Incentive for 3-Year Agreement | 100% |
Low to No Cost Baseline Level Repair Work
Once the HVAC Optimization maintenance agreement has been signed, the contractor will bring your rooftop unit(s) up to a baseline level. They will assess equipment condition, perform a cooling service analysis and remediate maintenance-related repairs. SCE covers all or a portion of the cost for the baseline work performed by the approved contractor depending on the required repairs being part of the incentive package.
Participating Contractors
Participating HVAC contractors have received extensive training on the new Standard 180 maintenance. The entire process from your initial inspection and customized maintenance plan to baseline level repairs and ongoing maintenance will be handled for you by your participating contractor. Payment of your financial incentives will be sent directly by SCE.
A new industry standard that will benefit your HVAC system
ASHRAE/ACCA Standard 180
This new industry standard, accredited by ANSI, supports the practice of HVAC RTU baseline conditioning and enhanced planned maintenance. Implementation will lead to a higher level of energy efficiency, maintainability, and equipment longevity for customers.
